The selling process, in order
Most Hampton Roads sellers are 4 to 8 weeks from first conversation to under contract, depending on preparation. Here's the sequence.
1. Valuation and strategy
Week 1We walk the home, review comparable sales and agree on a pricing range, a target launch date and a preparation budget that makes sense for your net.
2. Preparation
1–3 weeksRepairs, paint, decluttering and any pre-listing items in priority order. We tell you what returns money and what doesn't, and coordinate vendors where you want help.
3. Photography and listing build
2–4 daysProfessional photos, accurate measurements, disclosure paperwork, and listing copy written for how buyers actually search.
4. Market launch
Days 1–14Live on the MLS and syndicated portals, with promotion into the buyer pools for your price band. Showing feedback is tracked and reported honestly, including the unflattering parts.
5. Offers and negotiation
As receivedWe evaluate every offer on total terms — price, financing strength, contingencies, closing timeline and concessions — then negotiate the whole package.
6. Inspection and appraisal
2–4 weeksBuyer inspection, repair negotiation, and appraisal. If value is challenged, we supply the comparable sales and argue the case.
7. Settlement
Closing weekFinal walkthrough, settlement statement review, signing and proceeds. Remote and power-of-attorney signing is available for military and out-of-area sellers.
