Timeline

Working backwards from your report date

  1. 120–90 days out

    Start financing. Get a full VA or conventional pre-approval and confirm entitlement if you already own a home. Begin narrowing cities against your installation rather than browsing listings randomly.

  2. 90–60 days out

    Lock your search criteria: commute ceiling, school needs, condition tolerance and whether you're buying or renting this tour. We start sending curated matches and video walkthroughs.

  3. 60–30 days out

    Schedule house-hunting leave if you're using it, and we build an efficient tour itinerary. Many clients go under contract during this window, sometimes without traveling.

  4. 30 days out

    Under contract: inspection, appraisal, repair negotiation and lender conditions. If you're still in transit, we handle access and updates and set up remote or power-of-attorney signing.

  5. Report week

    Final walkthrough, settlement and keys. If timing slips, we have a temporary-housing plan ready rather than improvising it.
