    Full pre-approval, not a pre-qualification estimate. We'll introduce lenders who close on time in this market and help you read the numbers, including taxes, insurance and flood where relevant.

  2. Step 2

    Define the search honestly

    Commute tolerance, school assignment, flood zone, HOA, condition appetite. We narrow to areas that actually fit rather than touring the whole region.

  3. Step 3

    Write an offer that holds

    Price is one term of many. We structure deposits, contingencies, timelines and repair language so the contract survives inspection and appraisal.

  4. Step 4

    Manage the contract to close

    Inspection review, appraisal, repair negotiation, walkthrough and settlement — tracked with dates so nothing lands on you as a surprise.
