How to price a Hampton Roads home in the first week
The first ten days set the tone. Here is how we build a price from evidence instead of hope.

Pricing is the single highest-leverage decision a seller makes. Every later decision reacts to it.
Start with comparable sales, not opinions We look at closed sales of genuinely similar homes nearby, then adjust for square footage, condition, lot, garage, water access and any updates that a buyer would actually pay for. We show you the adjustments so you can challenge them.
Read current competition Closed sales tell you where the market was. Active and pending inventory tells you where it is. If four similar homes are sitting and one just went under contract, the contract is the real signal.
Understand what the first ten days do A new listing gets its largest audience immediately. Priced correctly, that attention becomes showings and offers. Priced high, that attention becomes a benchmark that makes your later price reduction look like a concession.
Condition and photography are part of price Buyers in this region shop on their phone first. Clean, well-lit photography, a floor plan and an honest description will do more for your net proceeds than a small price bump ever will.
Have the reduction plan before you need it We agree in advance on the showing and feedback thresholds that would trigger a review. That way a slow start is a decision point, not an argument.
What you should ask for Ask any agent for the specific comparable sales behind the number, the adjustments they made, and what the plan is if week two is quiet. If they cannot show you that, the number is a guess.
