The Hampton Roads home-buying timeline, start to keys
What actually happens between your first showing and closing day in Coastal Virginia, and where timelines usually slip.

Most buyers do not lose a house because they picked the wrong one. They lose it because they were not ready when the right one appeared. Here is the sequence we walk clients through across Virginia Beach, Chesapeake, Norfolk, Suffolk, Portsmouth, Hampton and Newport News.
Before you tour anything Get a full pre-approval, not a pre-qualification. A pre-approval means a lender has reviewed income, assets and credit, and can move quickly when you write an offer. Decide on your monthly comfort number before you decide on your maximum loan amount, because those are rarely the same figure.
Touring with a plan We build a short list around commute geography first. In this region, the difference between a twenty-minute and a fifty-minute drive can be one bridge or tunnel crossing, so we look at where you actually need to be on a Tuesday morning, then work outward.
Writing the offer An offer is price plus terms plus risk. Deposit size, financing and appraisal contingencies, inspection scope, closing date, and possession all move the needle. We tell you which levers cost you money and which ones only cost you flexibility, then you decide.
Inspection and appraisal Plan on a home inspection, and in older coastal housing stock consider a separate look at roof, crawl space, HVAC age and any moisture history. If the appraisal comes in under contract price, you have four choices: renegotiate, bring extra cash, restructure the loan, or walk. Knowing that in advance keeps it from feeling like a crisis.
Underwriting to closing Between contract and closing, the lender re-verifies almost everything. Do not change jobs, open new credit or move large sums between accounts without telling your loan officer. Most delayed closings in this region trace back to documentation, not to the house.
What we handle We keep the calendar, chase the third parties, and tell you when a date is at risk before it slips. If you want the specific version of this timeline for your price range and target cities, ask us and we will map it out.
