Choosing between the seven Hampton Roads cities
A practical way to narrow Virginia Beach, Chesapeake, Norfolk, Suffolk, Portsmouth, Hampton and Newport News.

People usually arrive with one city in mind and leave with a different one, because the deciding factor turns out to be geography rather than a name.
Start with the crossings This region is divided by water. Where you cross — and at what hour — shapes your day more than mileage does. Map your regular destinations first: base or office, schools, family, the airport. Then look at which cities let you avoid a crossing at rush hour.
Match housing stock to what you want Each city offers a different mix: dense walkable pockets, established mid-century neighborhoods, newer planned communities, rural acreage and true waterfront. If you want new construction, some cities have far more of it than others. If you want a large lot, the search shifts inland and south.
Price per square foot is not the whole picture Compare total cost of occupancy: taxes, insurance including flood where applicable, HOA fees, and commute cost. Two homes with the same list price can be several hundred dollars apart per month.
Test the areas you shortlist Drive your commute at the hour you would actually drive it. Visit on a weekend and on a weekday evening. Sit in the parking lot of the grocery store you would use. It sounds unglamorous and it settles more decisions than any listing photo.
Use the pages on this site We keep a page for each city, its neighborhoods, its ZIP codes and each major property type, so you can compare like with like before you tour anything. When you are ready to narrow it to a handful of homes, we will do that part with you.
